Triad II, which is currently zoned CBD-1 and allows built improvements up to 120’ in height without any setbacks required, is a site bounded to the East by soon to be renovated Perry Harvey Park. The site, which is large enough to allow a multi-level structured parking garage at 24,547 sf, is currently designed for Hotel, Residence, or Hotel-Residence.. Commercial Office is also a viable option although not yet designed for such use. Currently this parcel is under evaluation for a re-zone from CBD-1 to CBD-2 to enable built improvements that exceed the 120’ height limitation. The design and renderings shown below represent the development following CBD-2 regulations as that is the preferred development intent. A decision regarding the re-zone application will be provided in mid September of 2014.

Vehicle drop off and loading zones along Orange Ave to the East of the building
Level 1 reception facing Perry Harvey Park
Property management and building operations
Building amenities including fitness, restaurant, club room, pool deck, and office suites
Separate elevators for Hotel and Residence should building contain both uses
Optional sky bridge connecting Triad and Triad II has been discussed with City of Tampa
